Popcorn ceiling removal, done clean.

Most Wasatch Front homes built before the mid 1980s have popcorn ceilings. We scrape them, skim what needs it, apply a modern texture or leave it smooth, and paint. The room is sealed in plastic from floor to ceiling, so the mess stays with us.

What's included

  • Room masked floor to ceiling before any scraping
  • Ceiling wet scraped to the drywall
  • Skim coat where the drywall needs it
  • Smooth finish or a light knockdown or orange peel texture
  • Primer and two coats of ceiling paint
  • Full cleanup, haul away included

How we do it

  1. Estimate and a quick test

Joe checks the ceiling, confirms it has been painted or not, and prices the rooms you want done.

  2. Seal the room

Plastic on the floors and walls, furniture out or covered. This is the step that makes the difference between a mess and a clean job.

  3. Scrape

The texture is wetted and scraped off down to the drywall.

  4. Skim and texture

Any gouges or seams are skimmed. Then a new texture goes on, or we take it smooth if you want a modern flat ceiling.

  5. Prime and paint

Primer and two coats of flat ceiling paint.

What affects the price

Square footage of ceiling

Priced by the ceiling area, with vaulted rooms costing more.

Painted or unpainted popcorn

Unpainted texture scrapes off easily. Painted popcorn is sealed and takes more work to remove.

Smooth or textured finish

A fully smooth ceiling needs more skim coating than a retexture.

Every estimate is written and itemized so you can see where the money goes. Pricing is done in person because photos hide the prep.

Good to know

Homes built before 1980

Some popcorn texture from that era contains asbestos. If your home is from before 1980 and the ceiling has never been tested, we will tell you how to get a sample tested before we scrape anything.

The best time to do it

Before you move in, during a remodel, or when the room is already being painted. Empty rooms are fastest and cheapest.

Popcorn Ceiling Removal questions

Does popcorn ceiling have asbestos?

It can if the house was built before 1980. A lab test is cheap and we will point you to one before we touch an untested ceiling from that era.

How long does it take?

A typical bedroom is one to two days including texture and paint. A whole main floor usually runs a few days.

Can you make it completely smooth?

Yes. Smooth takes more skim coating than a retexture, and it looks modern. Most people choose a light knockdown or smooth.
