Walkthrough
Joe walks the space with you or your property manager and notes what needs to happen and when it can happen.
Written scope and schedule
You get a scope with surfaces, products and a schedule that works around your business hours.
Protection and prep
Floors, fixtures and equipment covered. Walls patched and primed. Low odor products inside occupied spaces.
Paint on your clock
Nights, weekends or phased by area so you are never fully shut down.
Daily cleanup
The space is usable every morning. No ladders in the lobby when customers show up.
Sign-off
You or your manager walk it with Joe and sign off before the invoice.
What affects the price
Open warehouse walls go fast. Offices with lots of doors, frames and corners go slower per square foot.
Night and weekend work is available. It is scheduled in the scope so there are no surprises.
Block, drywall, steel and old peeling paint each need different prep and primer.
Repeat turnovers for the same property are priced per unit, and the price gets better with volume.
If a space has to be back in service by a set hour, we staff it to hit that.
Every estimate is written and itemized so you can see where the money goes. Pricing is done in person because photos hide the prep.

Property managers
We work with managers who need a painter who answers the phone, shows up on the date, and sends a clean invoice. Turnovers are quoted per unit so you can budget.
Occupied spaces
Low odor, low VOC products and a daily cleanup so your staff and customers never notice we were there, except for the walls.
Exteriors
Commercial exteriors take the same prep as a house, plus more of it. Pressure wash, repair, prime, two coats.

We use low odor products inside occupied spaces and ventilate as we go. Most people do not notice.
